NYCHA Warren Street Campus Revitalization

At the NYC Housing Authority’s Warren Street campus, Bayview designed a shady front yard garden to provide a calming arrival experience for building residents. Preserving rent affordability and addressing structural and environmental deficiencies informed the design approach.

A formal hedge of clipped yews and a row of columnar European beech trees, underplanted with azaleas and lily turf, encloses an expansive manicured center lawn. At its corners, the lawn is anchored by two mature trees, and in the center, a low mound of flowering shrubs provides a three-season display of vibrant color and texture. Working with campus residents, Bayview designed a memorial community garden filled with flowering shrubs and evergreen groundcover. The garden features a memorial tree honoring a deceased beloved community organizer.
Working with Arker Companies, a NYC developer, Bayview led the extensive landscape rehabilitation at six NYC Housing Authority campuses, including this one. These projects utilized new funding via the PACT-RAD programs to address structural and environmental deficiencies resulting from long-term disinvestment in affordable housing. The six scattered-site campuses are comprised of post-war apartment buildings with open outdoor spaces. These courtyards and walkways called for new strategies to make them more accessible, safe, sustainable, and beautiful.
